Why do you need a Buyers Agent?
Purchasing a home is most likely the most complex and expensive transaction you may ever make. Please don't enter into this transaction without understanding the importance of having an advocate on your side to represent your interest. Consider these facts, the seller has an agent representing their interest and in the case of new construction the homebuilder has their sales agents representing their interests. Shouldn't you have a "Buyers Agent" protecting yours? My services do not cost you anything! I get paid a commission from the seller or builder of the property. When the property is first listed, the seller or builder already has a written contract allocating the commission into the purchase price of the home.
A buyers's agent works only for the buyer and is responsible for protecting the buyer's best interest in the transaction.
What will I do as my Buyers Agent?
- As your Buyers' Agent I will be responsible for protecting only your interest in the purchase of your home. There is no cost to you for my services as my commission is paid for by the seller or the homebuilder.
- I will be your source of education on those aspects of the local real estate market related to the dynamics of location, community or property setting, style of homes and features that are desirable.
- I will work closely with you in reviewing your specific needs, wants and desires and will seek out those properties which most closely meet your specifications.
- I will make all the necessary arrangements and appointments with the listing agent or homebuilder so that you can tour the property.
- I will reseach those properties selected to identify any issue of concerns and bring them to your attention so an informed decision can be made prior to making an offer to purchase.
- I will negotiate on your behaof in order to obtain the property at the best possible price always keeping in mind your best interest.
- As needed I can supply you with a list of mortgage lenders, home inspectors, real estate attorneys, moving firms and all relevant contact information you may need.
